DTZ Zadelhoff expects that during the second half of 2009 the Dutch investment market will very likely enter calmer waters and initial yields will stabilize. But, banks will have to provide more financing. Without external finance there is no oil to lubricate the engine of the investment market.

In our previous issue (mid-2008) we expressed the expectation that, despite economic developments, the office property market would total to an annual take-up of approximately 1.5 million m². This expectation has been realised, as a result of which take-up in 2008 equals the level in the years 2002, 2003 and 2004. After consecutive years in which the vacancy rate dropped, this year has increased, from almost 11% in the record year of 2007 to 12% in 2008.
